Empiric Student Property plc - a trusted name in student accommodation

Empiric Student Property (ESP), is currently investigating the opportunity to convert the empty office building - College House on College Green - into high quality student accommodation aimed at the needs of post-graduate students.


A planning proposal is being submitted to the council.  The team is hoping to receive feedback and suggestions from members of the local community and other stakeholders.  We are always very happy to answer any questions you might have. Please get in touch.

 There are 68,000 full-time students studying in Bristol full-time making this the seventh largest student population outside of London. Postgraduate students are high-achieving young adults and the bedrock of Bristol’s future as a greener, cleaner, high-skills city with local connections and global significance.

More settled and more affluent, postgraduate students are able to make a bigger contribution as local consumers of good and services, helping to support a wide range of nearby businesses, complimenting the contribution of the existing undergraduate population.


The application is supported by a robust and comprehensive student management operating protocol, which will form part of the application and will be managed by Hello Student.

Re-purposing an existing building will sustain and support jobs in the local construction and retrofit sectors, contributing to the city’s pool of skilled labour and supply chains.


Once operational this postgraduate accommodation will mean increased use of the existing student amenities already provided nearby, helping to increase and sustain local employment.


The owner will also be the operator and is able to commit to a long-term programme of local engagement ensuring community and economic benefits are delivered, including skills and knowledge transfer initiatives in local neighbourhoods.

Accommodating postgraduate students close to the university and with lots of public transport connections on their doorstep means this scheme is closely aligned with the city’s clean air, low carbon and active travel commitments. 


Coupled with 20 secure internal cycle parking spots , this scheme actively encourages better travel solutions.

 The conversion into postgraduate accommodation will see allow a significant reduction in the building’s carbon footprint. A combination of PV panels and air source heat pumps, plus a big improvement in the energy efficiency of the building in operation will support the city’s carbon goals.


The conversion itself will see the application of recycled and low carbon materials, which will add to the environmental benefit of retrofitting and the efficient re-purposing of existing buildings.
